Common questions about pricing
The basics of Public Record Search (used for tenant screening) and Legal Research are free to use. You can search rental court orders by name or address, view publicly available court decisions, and research past outcomes to inform your case. No credit card required.
On the free Openroom Community free plan, Openroom allows up to 10 results per search inquiry you do. For example, you search for tenant Jane Doe and they have 15 results in our system, you'll see 10.
The $88 fee is a one-time charge per court order you want to report. It's not a subscription. This service is available to landlords whoa re reporting their current or former tenants for rental debt, as well as to tenants who are reporting their landlords for debt their landlord owes them.
Despite who the creditor is, the filing of a Rental Debt Ledger must be based on an existing court order. The court order could be from a Tribunal like the Landlord Tenant Board (LTB) or Residential Tenancy Board (RTB), or courts like Small Claims Court (SCC).
The plans Openroom offers differ by your entity. Generally, the Openroom Community plan is enough for casual members who are simply exploring the Openroom databases.
You would upgrade to our monthly Openroom Plus plan if you are doing multiple tenant screenings per month and want to do more thorough due diligence - it's ideal for real estate agents, property managers, or legal firms.
When you are property management team ready to scale, that's when the Openroom BureauEdge plan is most suitable for you to continue to give your team an edge with our best-in-class service.
The Openroom BureauEdge plan is an annual package with pricing that scales based on the number of managed rental units. It starts at 30 units. You must be a property management company before you qualify for the Openroom BureauEdge service.

We don't charge for searching court orders that community members have shared for the purposes of helping each other.. We charge for services that require additional processing, reporting, or infrastructure - like credit bureau reporting and advanced tooling.
